Project Information:
50 rental units: 49 will be affordable to applicants earning under 60% of the Area’s Median Income (although only below 80% is required per State Housing Laws), and 1 resident manager’s unit.
19 of the 49 units will be reserved for area “farmworkers”, the definition of which is very inclusive of people working in agriculture:
- Truck drivers
- Warehouse workers
- Office managers
- Salespeople
- Farmer’s market workers
- Handymen
- Foremen
Both the farmworker and non-farmworker units are intended to serve families. The maximum number of people able to occupy a unit is based on a maximum of 2 people per bedroom.

Unit size breakdown: (14) 3-bedroom units, (26) 2-bedroom units, (10) 1-bedroom units
Parking: 96 parking spaces will be provided onsite. A parking placard system will help the manager control parking. Two- and three-bedroom units will be assigned (2) parking spaces, and one-bedroom units will be assigned (1) space. 6 spaces will be marked for “guest parking”. In reality, some units will not need two spaces or even any spaces, and some units will need 4 spaces. Having an onsite manager keeps parking balanced to where it is needed. 17 spaces will be for compact size cars, less than the 25% allowed per Ojai Zoning Ordinance.
Total Net Building Area: 35,045 square feet.
Parcel size: 1.99 Acres
Funding: CEDC will seek 50% of project costs from State Housing and Community Development funds targeted for multifamily housing and farmworker housing. 45% of the project will be funded by State tax credits and the remainder 5% will have to be financed or covered by another funding source (Ventura County HOME fees?)
